Abstract

Kupang City as the location of the design, offers unique challenges and opportunities in the development of townhouses that are well integrated into the urban environment. In the physical analysis, local regulations in Kupang City serve as the main guidelines in determining development parameters, such as the KDB and KDH limits. Additionally, the site's conditions, while spacious, are limited, which influences the layout and functional zones. Townhouses in Kupang City provide a suitable housing solution to accommodate the need for efficient and functional space in dense urban environments. In this design, the analysis of functional zones, such as public, semi-private, and private areas, serves as the basis for layout and spatial planning. Additionally, aspects such as pedestrian circulation and entrance accessibility are primary considerations to ensure optimal space utilization and accommodate the needs of residents comprehensively.The concept of smart houses offers an innovative approach to designing townhouses in Kupang City, aiming to enhance comfort, energy efficiency, and security for its residents. Through the application of information and communication technology, such as smart security systems, intelligent temperature control, and integration with other smart devices, these townhouses become more adaptive and responsive to the needs of their occupants. Thus, smart houses not only provide convenience in space utilization but also offer a modern and sustainable living experience amidst rapid urban development.
